Reports To: Environmental Services Supervisor (E.S.S.)
Job Objectives:
The primary purpose of this job is to provide a safe, clean and pleasing environment for residents, visitors, and staff according to current applicable federal, state, county, and facility regulations, policies and procedures of Lafayette Manor.
Qualifications:
• High School diploma.
• Experience or ability to learn plant maintenance, building trades, and/or equipment maintenance.
• Basic knowledge of OSHA standards, building code regulations, and fire and safety codes, and the ability to follow them.
• Fluently read and write English and follow verbal and written job duties and schedules.
• Be flexible, receptive and adaptive to change.
Essential functions of Environmental Services Personnel:
• General building maintenance and janitorial services, including but not limited to: knowledge and/or installation of electrical wiring; installations of lighting, outlets, meters, and switches as directed by E.S.S. or Administrator.
• General carpentry skills.
• Maintenance of phone system and the installation of necessary wiring and hook-ups.
• Installation and relocation of computers, hard-drives, servers, monitors and printers, including wireless communication equipment, and required wiring, connections, and hook-ups.
• Assist with the operation of boilers and maintenance of proper steam pressure.
• Assist with the preventative and routine maintenance of air conditioning equipment.
• Building maintenance and repairs including minor structural adaptations, painting, and general electrical checks.
• Assist with the maintenance of elevators and auxiliary equipment.
• Routine maintenance and general repair of plumbing, below journeyman level.
• Maintenance of lawn and facility grounds, including mowing, trimming and snow removal; and the proper use of necessary power equipment.
• Assist with the maintenance and general repair and timely testing of generator.
• Maintenance and repair of appliances throughout the facility, including dietary and laundry areas.
• Maintain required maintenance schedule records for all facility equipment, including elevators, boilers, water heaters, generator, pumps and valves.
• Attend mandatory facility meetings, as well as posted departmental meetings scheduled meetings and appropriate continuing education programs to keep abreast of changes in regulations and codes.
• Perform all duties according to federal and state regulations, as well as the County Personnel Handbook, facility policies and procedures, and directives of the Environmental Services Supervisor and/or Administrator.
• Work scheduled shifts while consistently demonstrating dependability and punctuality, following facility policies and procedures.
• Report all accidents and/or incidents which you are witness to regarding employees, residents, and visitors, immediately to the E.S.S or other supervisory staff; as well as being knowledgeable of where to find, and how to fill out, the necessary incident reports in a timely manner.
• Perform cleaning and maintenance of assigned areas in accordance with facility policy and procedures and infection control practices.
• Properly care for facility equipment.
• Observe waste disposal procedures in accordance with facility policy.
• Follow safety guidelines according to federal, state, county, and facility regulations, policies and procedures.
• Report any unsafe conditions/equipment to the E.S.S.
• Accept assigned duties in a cooperative manner.
• Accept constructive criticism and make the effort to change behavior as suggested.
• Act in a considerate and cooperative manner in all resident, visitor, co-worker and supervisory interactions.
Physical / Mental Requirements:
• Lift up to 100 pounds or as required for unloading trucks, and storage of supplies.
• Transfer residents weighing 100-300 pounds in wheelchairs, stretchers, and Geri-chairs.
• Transfer carts with supplies and equipment through doorways and into close fitting areas.
• Physically and mentally able to perform job duties as assigned.
• Ability to wear gloves and other protective equipment.
• Stand / walk up to 95% of each 8.0 hour day to complete assigned duties.
• Far-sighted visual acuity with correction of 20/40 Shellen chart for identification and comprehension of instruction manuals, warning labels, and the monitoring of equipment.
• Hear and distinguish normal sounds with background noise ranging from conversational levels to high pitched sounding alarms.
